Dickson Architects were appointed by The Great Glen Estate to design a residential development for a disused back-land site in the London Borough of Bromley.
This site presented several challenges, primarily due to the dense population of mature trees along its periphery. To sensitively respond to the existing conditions and local context, development is limited to the natural clearing area of the site. This approach respects the existing trees and maintains the site's character as a leafy suburban space.
The proposal includes eight residential units arranged over three floors: four flats and four maisonettes. The tenure mix will be 1 x 1B/2P, 3 x 2B/5P, and 4 x 3B/5P.
The scheme features four small blocks that form a stepped terrace. These blocks are positioned at a slight angle to align with the existing site boundary and offer a controlled view towards the Easterly entrance.
Each ground-floor flat will have a private garden directly accessible from the living room and master bedroom. Additionally, each flat will have its own private door accessed from a shared pedestrian "street" within the development.
The project is currently being developed for town planning consent.
